Ice and Water Shield will be added at all gutter edges, valleys, and
penetrations (chimneys, etc.) to guard against ice dams and bring the existing roof "up to
code."
Ice and water
shield permanently
bonds itself to the plywood surface AND the aluminum drip edge to prevent damage to the
wood sub-roof from ice dams and horizontal rain.
There will be about 371 feet of material,
3 feet wide, when this job is completed.
Underneath the Ice and Water Shield at the
eave edges will be our Custom formed aluminum drip
edges that help direct
water into the gutters so that the sub-roof and fascia wood is protected from water
and ice dams for the life of your roof. We custom form them on site on our sheet metal brake so
that they fit your roof exactly.
There will be about 258 feet of 6" wide drip edge applied to this project.

We will replace the existing 80' of Shingle Vent II with new;
optional - cut new openings at ridge and add additional 150' of the ridge vent system (the rest of
the house that's not ventilated) to increase ventilation and help remove moisture.
Since we are already tearing the entire roof and felt off, it's the
perfect time to cut bigger slots in the sub-roofing and install a
new Shingle Vent II ridge vent
system. The added volume of
air circulated throughout the attic will keep the area cooler AND drier:
a. Keeping the insulation dry and
making it more effective.
b. Lowering your heating and cooling bills.
c. Eliminating dangerous mold and mildew and helping out your
allergies.
Also shown above, we will remove the existing modified bitumen on
"low slope" area and replace with new.

All existing pipe collars will be replaced with new
neoprene/aluminum units.
|
This area of the roof has a "wrinkle," probably from the house
settling. After removing shingles, re-nail subroofing, then add some "shimming" material" (to
be determined; depends on difference in elevations) to even out the area.
Aluminum flashing will be applied over this
area to stabilize the surface, and probably some "ice and water shield" as well. We will know
exactly what we're dealing with when we remove the shingles and felt and inspect the problem.

There are four chimneys on the house that need
attention.
- First, we'll remove antennas and
brackets.
- Next, mortar joints that need attention
will be lightly "pointed up."
- Existing mortar crowns will be removed and replaced with new
mortar.
- Once cured, crowns will be waterproofed
with silicone masonry sealer.
- All existing chimney flashing will be
removed.
- Step flashings will be applied up the sides and will
integrate with new shingles.
- New header and base flashings will be
custom made and installed.
- Counter flashing will be custom made and
installed over the step flashings.
- Since old tar sealer will be impossible
to remove, new aluminum flashing will be extended past the tar lines to cover
them.
- Aluminum will be siding grade, white in
color, and sealed with OSI QUAD siding sealant (the BEST!).

the ONE area on the entire roof where we can probably re-use the aluminum flashings ...

We always put shingle samples on the roof. That's the only way you
can tell what you're getting ... from left to right: Colonial Slate, Driftwood, Weathered Wood.
Driftwood was the color of choice; Nice!

Before installing the roof, we're installing chimney crowns and doing
some light "point up" on some bad mortar joints.

After installing the ice and water shield and new step flashing, the goal
is to cover up the old asphalt caulking with new custom made counter flashing. That old asphalt
just doesn't come off!

The Certainteed modified bitumen handles the "flat" section of the roof
with ease.
